How to Check and Pay Land Rent on Ardhisasa
Fact-checked on
In this article
The Ministry of Lands publishes an Ardhisasa procedure for checking and paying land rent. Land rent is associated with the relevant leasehold interest; it is different from land rates charged by a county.
Use the process where your parcel and rent service are available on Ardhisasa. If the parcel cannot be retrieved, ask the responsible land registry for the appropriate route rather than assuming there is no amount due.
What you need
Have your Ardhisasa login, access to the registered phone for the one-time code, the correct title or parcel number and a payment method supported by the invoice.
Check and pay
- Open Ardhisasa through the Ministry’s official website and sign in with your ID or Ardhisasa ID, password and verification code.
- Select Land Rent Services, then Pay Land Rent.
- Search using the title number. Confirm the parcel before proceeding.
- Review the payment history and outstanding invoice. Query an unexpected balance with the registry before paying.
- Choose a payment option offered by the system. The Ministry’s guide shows bank-invoice and M-PESA options, including an M-PESA Express prompt.
- Follow the instructions for that invoice and keep the transaction reference. Do not reuse an old article’s payment reference for a new invoice.
- Confirm that the payment status changes to complete. Download the available clearance certificate once the required payments have been made.
Check the right obligation
The amount depends on the parcel’s rent record and any outstanding liabilities. There is no single flat rent payable by all owners. County land rates may still require a separate payment through the county’s system.
Tip: Save the invoice, payment confirmation and clearance document together. A debit message should be reconciled with the correct parcel and system status.
